As the holiday season arrives, it’s a natural time for gratitude. I’m thankful not only for my business, but for the homeowners, real estate investors, and small business owners throughout San Francisco and the Bay Area who trust me with one of the most important financial decisions of their lives.
This season, I also want to share a different kind of gift — loan niches and unique financing strategies that go far beyond the cookie-cutter mortgage programs most borrowers hear about.
Over my 35+ year career as a mortgage loan originator, people often ask me two questions:
How did you get here? And why do you focus so much on unique loan solutions?
Let me share both.
HOW It Started: “The Riches Are in the Niches”
Years ago, back when I was working in Chicago, a business coach invited me to spend a winter weekend with him and mortgage professionals from around the country. The incentive? Authentic Chicago deep-dish pizza. 🍕
Yes, it was winter. Yes, there was snow. But the experience changed the trajectory of my career.
During one afternoon session, instead of a PowerPoint, my coach — a former military man — used an old-school overhead projector with clear plastic transparencies. As I walked in, still full from trying (and failing) to finish half a deep-dish pizza, the first slide read:
“The Riches are in the Niches.”
It was a shortened version of entrepreneur Pat Flynn’s quote:
“The riches are in the niches, but the fortune is in the follow-up.”
That message stuck with me. In mortgage lending, follow-up, trust, and problem-solving are everything. From that moment on, I began to look beyond standard loan programs and toward specialized mortgage solutions that could truly help borrowers when traditional banks could not.
WHY I Do It: Beyond Cookie-Cutter San Francisco Loans
If you’ve spent any time in San Francisco, you know there seems to be a bank on every corner. For decades, San Francisco has been a financial hub — and now it’s also the global epicenter for AI and innovation. But one thing hasn’t changed:
The mortgage industry here is incredibly competitive.
Since 1984, I’ve worked with banks and financial institutions of all kinds regarding mortgages. But over time as a loan originator starting in 1990, I realized my true passion wasn’t simply offering rates — it was becoming a mortgage planner and trusted advisor.
My role is consultative. I help clients understand what it really means to take on one of the largest liabilities of their lifetime — whether that’s:
- A primary residence in San Francisco
- A residential or commercial investment property
- Or a building for their small business
Yes, I often joke that “I sell money.” But what I really do is design financing strategies that solve problems — sometimes problems borrowers don’t even realize they have yet.
That’s where my passion for unique loan options comes in.

I built my career starting in 1990 helping well-qualified, traditional borrowers — those with strong income, solid credit, and down payments. And even today, at least half of my clients fall squarely into that category.
